• Transform the two corridors from auto dependent arteries into rnixed use Gateways into the city from the Western End, <br />becoming integral parts of the "Image of South Bend ". <br />• Create walkable, mixed use, mixed income, neighborhoods adjacent to the corridors with their individual nodes and <br />gathering places. <br />• Craft a retail strategy that acknowledges market realities along the corridors and strategically locates retail nodes to best <br />serve the city and surrounding neighborhoods. <br />• Create additional land uses required to attract new economic engines from emerging fields such as technology, distribution, <br />green industrial, urban agriculture, and higher education. <br />• Develop an Implementation Matrix that delivers short, medium and long term strategies, emphasizing tactical interventions <br />that can be implemented economically on day one. <br />• Deliver a tool kit to the city and the community that enables them to replicate successful pilot projects in other parts of the city. <br />WHY US? <br />The Torti Gallas and Partners Team <br />Our team represents proven expertise in design thinking, community interaction, and economic development. Our goal is to deliver a set of strategies that will <br />lead to successful interventions that become models for the transformation of 7 miles of gateway corridors and almost 9 square <br />miles of the neediest neighborhoods in South Bend.
