JBBFRMON BLVD.. 80UTH BEND, I.Dk NA 46601 <br />(219) 284 -9671 <br />March 29, 1974 <br />The Area Plan Commission reiterated, at its meeting <br />of February 19, 1974, its original unfavorable recommendation <br />of the above rezoning proposal due to the following: <br />1. The zoning does not meet any formal comprehensive <br />plan or, for that matter, any plan for land use in <br />that area. <br />2. This small parcel is being singled out and the pro- <br />posed use classification is totally different from that <br />of the surrounding area. <br />3. The proposed use is for the benefit of the owner of <br />said property and would be detrimental to owners of the <br />surrounding property in that it will generate excessive <br />traffic, disruptthe residential character of the neigh- <br />borhood and could encourage haphazard development as <br />well as other commercial uses in the neighborhood. <br />4. This zoning proposal is in direct opposition to <br />zoning purposes and the spirit and intent of zoning <br />laws and acts. <br />5. This zoning proposal grants such property privileges <br />which are not granted or extended to other land in the <br />vicinity. <br />The Area Plan Commission did, however, approve the final <br />site plan for the subject site at its meeting March 19, 1974. <br />If there are any further questions we can answer or <br />assistance we can render, please ask. <br />Very truly yours, <br />Richar S.
