SOUTH BEND OSTEOPATHIC HOSPITAL #431 -75 <br />LOCATION - north side of Jefferson Boulevard to Marshall <br />Street, between Tuxedo Drive and 26th Street. <br />EXISTING ZONING -- SURROUNDING PROPERTY - the property to <br />the west, north and east is all currently zoned <br />"A" Residential. The property to the south is <br />currently zoned "B" Residential. <br />EXISTING LAND USE -- SURROUNDING PROPERTY - the property to <br />the west and north is currently being used for <br />single family houses, the property to the east is <br />being used for multi - family dwelling units and the <br />property to the south is being used for multi - family <br />dwelling units and for St. Anthony's Church and school. <br />SITE PLAN -the site plan proposes to construct an addition of <br />63,600 feet to be used for new hospital facilitiev <br />and new doctors offices. The new facility will not <br />add to the number of beds in the hospital, but will <br />be used to house new equipment. <br />ACCESS - access to the site will be through three points, <br />two on Jefferson Boulevard and one on Marshall St,::eet. <br />State approval will not be required, however, the <br />City Engineer must issue permits for the new drives. <br />DRAINAGE - the drainage plan, as submitted, meets the City <br />standards, and has been approved by the City Engineer. <br />PARKING - all parking requirements, as shown in the South <br />Bend Zoning Ordinance, have been met. <br />TABULATED DATA - the site is approximately 210,000 square feet <br />with the existing and proposed buildings taking approxi <br />mately 39,400 square feet, the drives and parking <br />areas taking approximately 107,300 square feet and <br />the remaining land being left in open space. <br />FINAL SITE PLAN - the site plan, as submitted, does have <br />sufficient data to be considered a final site plan. <br />AGENCY COMMENTS - Mr. Rollin Farrand, Director, Department of <br />Public works, has indicated that utilities are <br />available to the site and that the storm drainage <br />is correct as shown. He has also indicated three <br />small problems with the site plan. The petitioners <br />have been contacted concerning these problems and <br />they are in the process of correcting them. <br />
