STAFF REPORT <br />DENNIS WIEGAND (BEACON BOWL) - #526 -77 <br />LOCATION - this site is located on the South side of Lincoln Way <br />West (U. S. 20), approximately 1,200 feet West of Sheridan <br />Avenue. The site is also approximately 1,200 feet East of <br />the entrance of the Michiana Regional Airport. <br />EXISTING ZONING OF THE SURROUNDING PROPERTY - the property to the <br />North of the site is currently zoned "C" Commercial and "D" <br />Light Industrial. The property to the East is zoned "C" <br />Commercial and "B" Residential and the property to the <br />South is zoned "A" Residential. The property to the West <br />is in St. Joseph County and is zoned "C" Commercial and <br />"R" Residential. <br />EXISTING LAND USE OF THE SURROUNDING PROPERTY - the property to the <br />North of the site is currently being used for a branch bank <br />facility and an office building. The property to the <br />Fast is being used for a restaurant and gas station. The <br />property to the South for single family houses and the new <br />Dickenson Middle School and the property to the West is <br />being used for various commercial uses, as well as some <br />single family houses. <br />SITE PLAN - the site plan proposes an addition to the existing <br />Beacon Bowl facility. The owner is proposing the addition <br />of 20 lanes and the required parking facilities. <br />No other land uses are shown on the site plan. <br />ACCESS - access to the site will not be changed from its current <br />design. No State or local approvals will be needed for <br />the existing drives. <br />DRAINAGE - the City Engineer has indicated that the preliminary <br />design for the storm water retention is adeauate, however, <br />he has requested additional information be provided prior <br />to final site plan approval. <br />PARKING - the parking shown on the site plan is sufficient to meet <br />the requirements of the South Bend Zoning Ordinance. <br />TABULATED DATA - no tabulated data has been provided. <br />PRELIMINARY SITE PLAN - the site plan as submitted does not have <br />sufficient data to be considered a final, therefore, any <br />recommendation by the Area Plan Commission to the City <br />Council must be subject to a final site plan. <br />AGENCY COMMENTS - Mr. Patrick McMahon, Director, Department of <br />Public Works has reviewed this site plan and in addition <br />to the comments made on the drainage, has stated the <br />following: <br />
