STAFF REPORT <br />April 1, 1977 <br />DR. LARRY R. CURRY #525 -77 <br />LOCATION - this site is l6cated at the southwest corner of <br />Edison and Hickory Roads. <br />EXISTING ZONING OF THE SURROUNDING PROPERTY - the property to the <br />north is partly in the City of South Bend and is zoned <br />"A" Residential, and is partly in the City of Mishawaka <br />and is zoned "C -1" Commercial. The property to the east <br />is in the City of Mishawaka and is also zoned "C -1" <br />Commercial. The property to the south and west is in the <br />City of South Bend and is zoned "A" Residential. The <br />property approximately 100 feet west of the site is <br />currently zoned "B" Residential. <br />EXISTING LAND USE OF THE SURROUNDING PROPERTY - the property to the <br />north is currently being used for single family houses <br />and there is some vacant land. The property to the east <br />is being used for a convenience grocery store and single <br />family houses. The property to the south and west is <br />being used for single family houses. The property approxi- <br />mately 100 feet west of the site is being used for a <br />multi- family apartment complex. <br />SITE PLAN - the site plan proposes to use the existing single family <br />as a doctor's office. No new construction is indicated <br />and no other land uses are shown on the site plan except <br />for the required parking spaces. <br />ACCESS - access to the site will be from one drive on Hickory <br />Road. The site plan does not show a drive on Edison <br />Road. No State approvals will be necessary, however, <br />the City Engineer must approve the drive. <br />DRAINAGE - all storm water will be retained on the site in a dry <br />well. The detailed drainage plan must be approved <br />by the City Engineer prior to final site plan <br />approval. <br />PARKING - the site plan shows five parking spaces, however, one <br />space is in the 25 foot setback area. This problem can <br />be solved by redesigning the parking area and this also <br />must be done prior to the final site plan approval. <br />TABULATED DATA - the site contains approximately 10,880 square feet <br />with the building using approximately 1,670 square <br />feet, the parking and drive using another 1,820 square <br />feet, leaving approximately 7,390 square feet in open <br />space. <br />
