STAFF REPORT <br />August 9, 1977 <br />YEAGER- BROWN, INC. #545 -77 <br />REQUESTED ACTION: Rezoning to "C" Commercial, "A" Height and Area. <br />PURPOSE: To allow for the construction of a restaurant. <br />EXISTING LAND USE AND ZONING: Vacant - "R" Residential, "A" <br />Height and Area <br />SURROUNDING LAND USE AND ZONING: <br />North: Single Family <br />"R" Residential, <br />City of South <br />Bend <br />East: Single Family and <br />"C -1" Commercial, <br />City of <br />Pharmacy <br />Mishawaka <br />South: Vacant and Filing <br />Station <br />"R" Residential <br />and "C" <br />Commercial <br />West: Single Family <br />"R" Residential <br />LAND USE AND TRANSPORTATION: <br />Residential Moderate Density <br />APPLICABLE REGULATION: <br />Restaurant is a permitted use <br />in "C" Commercial. <br />1 parking <br />space per 3 people at maximum <br />design capacity. <br />A continuous visual screen for <br />all parking areas. <br />ACCESS: Is shown as off Marshall and <br />Logan. <br />DRAINAGE: Is shown using storm sewers. <br />PARKING: 19 parking spaces provided, ordinance requires 15. <br />TABULATED DATA: <br />Building 1525 sq. ft. <br />Open space 15,275 sq.ft. <br />Total 16,800 sq. ft. <br />SITE PLAN: Parking space size does not conform with ordinance. <br />Must be considered preliminary. <br />AGENCY COMMENTS: City Sanitary Sewers and City Water are available <br />to the site. Storm water piped to 36th Street basin. <br />STAFF COMMENTS: Parking space size must be altered. Adequate <br />screening and landscaping must be provided on <br />the west, south and north sides of parking area. <br />
