STAFF REPORT <br />October 10, 1977 <br />LYNN AND RUTH HOOVER #554 -77 <br />REQUESTED ACTION: Rezone to "C -1" Commercial, "A" Height and <br />Area, from "B" Residential, "A" Height and Area. <br />PURPOSE: Property to be used for Real Estate Appraisal Office <br />and parking lot. <br />EXISTING LAND USE AND ZONING: Single Family in "B" Residential. <br />SURROUNDING LAND USE AND ZONING: <br />North City Greenhouse <br />East Realty Office <br />South Single Family <br />West Single Family <br />LAND USE - TRANSPORTATION PLAN: <br />Public and Semi - Public <br />"A" Residential <br />"C -1" Commercial <br />"B" Residential <br />"B" Residential <br />ZONING HISTORY: Petition property always "B" Residential. <br />Parcel to East rezoned from "B" Residential to <br />"C -1" Commercial in 1976 as Ordinance #5968. <br />APPLICABLE REGULATIONS: <br />One parking space per 400 square feet or one space <br />per employee, whichever is greater. <br />ACCESS: Three points of access from alleys shown on the site <br />plan. <br />DRAINAGE: Two dry wells with total capacity of 2400 gallons. <br />SITE PLAN: Preliminary <br />AGENCY COMMENTS: City Engineer recommends favorably provided that <br />one access be eliminated. Community Development Department <br />recommends favorably. <br />STAFF COMMENTS: One access from alley to be eliminated. <br />Screening and landscaping for west and southern <br />property lines. <br />
