<br />After due_ consideration, the Commission found that there existed the beginnings of a consolidated shoppin--; dis-
<br />trict on. Lincoln-way t =est within 1200 feet Of subject property, being two blocks on both sides of Lincoln `.'ay
<br />T•?est between Towa and Goodland Streets, and that within the said two blocks there existed the approximate
<br />equivalent of 17 lots that were co=ercia.11y zoned yet vacant, that these lots constituted approximately 900
<br />front feet of commercially zoned, vacant land.
<br />The Commission further found that there exists, within 1600 feet, to the northwest of subject property 600
<br />feet, more or less, Of existing comr,.iercia.11y zoned, vacant land existed opposite the St. .losepit County Airport.
<br />The Commission, therefore, found that there was clearly no need for additional commercial zoning in the vicinity
<br />and that, in addition, the adoption of the ordinance relative thereto would constitute spot zoning. The Commission
<br />'Further found that the general area was predominantly used residentially and that the existing and future use
<br />of the land would best serve the general welfare if said use were residential
<br />It was therefore moved, seconded, and unanimously carried that the petition be recommended unfavorably.
