Rhodes, and Ronald J. and Mary Kay Pecsi to zone from R Single Family District <br />(County) to CB Community Business District (City), property located at 17253 and 17295 <br />Douglas Road, City of South Bend - APC# 2425-07 <br />Dear Council Members: <br />I hereby Certify that the above referenced ordinance of Douglas Road Partners, L.P., Walter L. & <br />Sophie A. Rhodes, and Ronald J. and Mary Kay Pecsi was legally advertised on Thursday, Apri15, <br />2007 and that the Area Plan Commission at its public hearing on Tuesday, April 17, 2007 took the <br />following action: <br />Upon a motion by John DeLee, being seconded by Roland Kelly and unanimously <br />carried, the proposed ordinance and site development plan of Douglas Road Partners, <br />L.P., Walter L. & Sophie A. Rhodes, and Ronald J. and Mary Kay Pecsi to zone from R <br />Single Family District (County) to CB Community Business District (City), property <br />located at 17253 and 17295 Douglas Road, City of South Bend is sent to the Common <br />Council with a favorable recommendation. City Plan identifies the Douglas Road/State <br />Road 23 intersection as a Regional Commercial Node. A Regional Commercial Node is <br />defined as a large-scale commercial area that serves a large, metropolitan area and are <br />regional draws. The city is anticipating the widening of Douglas Road to be completed in <br />2007 to accommodate the increased traffic. The proposed land uses are compatible with <br />the commercial uses to the west on the corner of Douglas Road and State Road 23, as <br />well the as thecommercial building to the east and the Foundation Center to the west of <br />State Road 23. <br />The deliberations of the Area Plan Commission and points considered in arriving at the above <br />decision are shown in the minutes of the public hearing, and will be forwarded to you at a later date fo <br />be made a part of this report. _ <br />Sincerely, <br />~tiuti <br />hn W.
