CITY OF SOUTH BEND <br />PETITION FOR REAL PROPERTY TAX ABATEMENT CONSIDERATION <br />The undersigned owner(s) of real property, located within the City of South Bend, hereby <br />petition the Common Council of the City of South Bend for real property tax abatement <br />consideration and pursuant to I.C., 6 -1.1- 12.1 -1, et sea., and South Bend Municipal Code <br />Sec. 2 -76 et seq., for this petition state the following: <br />Describe the proposed redevelopment or rehabilitation project, including information <br />about physical improvements to be made, the proposed use of the improvements, and <br />a general statement as to the importance of the project to your business: <br />Our g_roject is regarding improvements to the building structure and g_rog�rty of 1047 Lincoln Way— <br />East. We intend to build a structure on top of the flat roof to the west which will act as a facade as <br />well as add continuity to the existing structure The structure is in three different sections: one is <br />the flat roof to the west which will act as the brewing space. Above this flat roof will be storage <br />(facade) and a deck overlooking the St Joseph River. The second section is the 2 -story structure <br />which will be rehabilitated Finally the third section is an additional flat roof off of the rear of the <br />building All spaces will be rehabilitated in order to improve the overall condition of the space <br />Land Size .54 acres, Building Size 7,636 sq.ft. <br />2. Describe the overall nature of the business and of the operations occurring at the <br />Property (Please attach an additional sheet if more space is needed): <br />The business will be a Brewpub, manufacturing_ beer for area restaurants, retail stores, and through <br />our "storefront ". The building will be renovated in two different sections, one being the brewery side <br />(approximately 2400 sq ft) and the other being the "storefront" (approximately 5000 sq ft). The <br />"storefront" will serve manufactured beer on premise as well as packaged for take -away. We also <br />intend to serve food on premise. <br />3. Estimate the dollar value of the project (excluding land): $ $320,000.00 <br />4. The current assessed valuation of the real property before rehabilitation, <br />redevelopment, economic revitalization, or improvement is: $ 78,700.00 <br />(This information may be obtained from the St. Joseph County Assessor's Office 235- <br />9557. ) <br />5.
