REPORT OF CITY PLANNING COMMISSION

<br />South Bend, Indiana
<br />Gentlemen:
<br />The attached petition of the Common Council to annex to the City of South Bend, Indiana, a parcel of land being
<br />generally described as the frontage on Ironwood Road between Edison Road and South Bend Avenue, said parcel contain
<br />approximately 57 acres, was legally advertised under date of October 23, 1961 and given public hearing under date
<br />of Noueinber 2, 1961. The following action was taken:
<br />After due consideration the Commission found that in their opinion:
<br />1. The annexation is in the best interests of the city and of the territory sought to be annexed.
<br />2. The area is urban in character, being an economic and social part of the annexing city.
<br />3. The city is financially able to provide municipal services to the annexed area within the reasonably near future.
<br />4. The area sought to be annexed is needed for development of the city in the reasonably near future.
<br />5. The lines of the annexation are so drawn as to form a compact area abutting the municipality.
<br />It was therefore duly moved, seconded, and unanimously carried that the petition be recommended favorably to the
<br />Common Council.

<br />Gentlemen:
<br />The attached petition of Place and Company, Inc., to annex to the City of South Bend a parcel of land being bounded
<br />on the north by the present City Limits or the south line of Scottsdale Addition, on the east by a line 1,320 feet
<br />west of Ironwood Road, on the south by the centerline of Jackson Road, and on the west by a line 1,788 feet east of
<br />Miami Road, said parcel containing 65 acres, more or less, was legally advertised under date of October 23, 1961 and
<br />given public hearing on November 2, 1961. The following action was taken:
<br />After due consideration the Commission was of the opinion that the five determinants of annexation exist. It was
<br />therefore duly moved, seconded and unanimously carried that the petition be recommended favorably to the Common
<br />Council.

<br />Gentlemen:
<br />The attached petition of Royal Huges to rezone Lots Numbered 430, 431, and 432, LaSalle Park Addition, being
<br />generally known as 318, 322, 326 South Falcon Street, respectively, from "B" Residential Use District and "A" Height
<br />and Area District to "C -1" Commercial Use District and "D" Height and Area District was legally advertised under date
<br />of October 23, 1961, and given public hearing on November 2, 1961. The following action was taken:
<br />After due consideration the Commission found that the granting of the petition would be an unwarranted and unneaessa
<br />intrusion of commercial uses in a predominantly residential neighborhood, and that it would not be in the best
<br />interests of the surrounding property. It was therefore duly moved, seconded and unanimously carried that the petit
<br />be recommended unfavorably to the Common Council.
