Pursuant to Chapter 2, <br />Article 6, Section 2 -84.2 of the Municipal Code of the City of South Bend, these petitions were referred <br />to the Department of Community Investment for purposes of investigation and preparation of a report <br />determining whether the area qualifies * An Ec. Pomic Revitalization Area pursuant to I.C.6 -1.1 -12.1 and <br />whether all zoning requirements have been met. <br />The Department of Community Investment has reviewed the petitions (copies of which are attached), <br />investigated the area, and makes the following combined report. <br />PROJECT SUMMARY <br />The proposed project involves the rehabilitation of a vacant building which was formerly a VFW hall into <br />a brew pub. The brew pub will manufacture beer for area restaurants, retail stores, and their "storefront ". <br />The building will be renovated in two different sections with one side being the brewery side (2,400 <br />square feet) and the other side being the storefront (5,000 square feet). The storefront will serve <br />manufactured beer on premise as well as packaged beer for take -away. Food will be served on the <br />premises. They intend to build a structure on top of the flat roof to the west which will act as a fagade as <br />well as add continuity to the existing structure. This will act as the brewing space.
