The proposed Gasoline Service <br />Station facility should be an added convenience for patrons using the facility, The proposed use has <br />also been used at other establishments in the neighborhood without a negative impact for surrounding <br />properties or the community at large, <br />The Petitioners would state that the proposed ure will not injure or adversely affect the use of the <br />adjacent area or property values therein. The proposed Gasoline Service Station facility is small in size <br />and tits with the existing Convenience store, The gas pumps are secondary to the primary use of the <br />property which are items sold in the Convenience store. With the proposed screening and landscaping, <br />values on adjacent properties should not be adversely affected. <br />The Petitioners would state that the proposed use will be consistent with the character of the district <br />in which it is located and the land uses authori2ed therein. Along this portion of Western Avenue, there <br />are similar uses as to the one being requested. The combination of the existing Convenience store with <br />the addition of the gas pumps is in keeping in character with of the district and the surrounding <br />neighborhood. This proposed use will blend with the mixture of retail uses in the Western Avenue <br />corridor. <br />The Petitioners would state that the proposed use is compatible with the recommendations ofthe City <br />of South Bend Comprehensive Plan, The City Comprehensive plan shows that this portion of Western <br />Avenue is appropriate for Commercial (Office & Retail) along with medium density residential <br />development.
