March 10, 2026 <br />Board of Public Works <br />City of South Bend <br />217 S Dr. Martin Luther King Drive <br />South Bend, IN 46601 <br />RE: Proposal for Construction Manager as Constructor (CMc) Services for the Morris Performing Arts <br /> Center Parking Garage Project <br />Evaluation Committee Members, <br />Larson-Danielson Construction is pleased to submit our proposal for the Morris Performing Arts Center <br />Parking Garage project. We appreciate the opportunity to continue our partnership with the City of <br />South Bend and the South Bend Venues Parks & Arts team. Our firm has extensive experience working <br />on and around this site, giving our team a strong understanding of the existing conditions, downtown <br />logistics, and the coordination required for construction in this active area of the City. <br />We recognize that this project presents unique challenges, including construction adjacent to the <br />historic Morris Performing Arts Center, coordination within a dense downtown environment, and <br />alignment with the City’s broader mixed-use vision for this portion of downtown South Bend. Our team’s <br />familiarity with the site and surrounding infrastructure positions us to thoughtfully plan site logistics, <br />coordinate with nearby development activity, and minimize disruption to ongoing downtown operations <br />and events. <br />We have also had the privilege of partnering with the City of South Bend on a number of successful <br />projects. Through these experiences, we have developed a clear understanding of the City’s standards, <br />priorities, and collaborative approach to project delivery. Having worked together on several significant <br />projects, we believe we bring unique value through our familiarity with City processes and our ability <br />to achieve positive outcomes through thoughtful collaboration with City staff, design partners, and the <br />broader project team. <br />Our team has significant experience delivering projects of similar size and complexity throughout <br />Northern Indiana, and we are confident in our ability to complete this project in accordance with the <br />City’s expectations and within the proposed timeframe. <br />We are grateful for the opportunity to submit this proposal and look forward to the possibility of <br />continuing our strong working relationship with the City of South Bend and SBVPA.
