East Res. <br />* Funds are subject to the City Controller's determination of availability; if funds are unavailable, as solely determined by the City Controller, then the <br />authorization of the expenditure of such funds shall be void and of no effect. <br />PURPOSE OF REQUEST: Request for Proposals for the State Theatre located at 212 & 216 S Michigan St. <br />SPECIFICS: The Redevelopment Commission (RDC) acquired the State Theatre located at 212 & 216 S Michigan St <br />in May of 2025. The building dates back to 1919 and is one of the few remaining historic theatres in South Bend. <br />The site is a mixed-use building that includes four storefront spaces, a theatre lobby, auditorium and office space <br />on the second floor. Staff believe this property is a prime redevelopment opportunity for downtown and <br />opportunity to redevelop an important historical building. The State Theater is in need of a complete <br />rehabilitation and overhaul of the existing space due to a decade plus of disinvestment by previous owners. <br />The attached Request for Proposals (RFP) outlines the desire for the building to be completely rehabilitated with <br />a Public-Private partnership. The building is approximately 42,000 square feet and located on 0.37 acres on the <br />Michigan St corridor in downtown The RFP identifies the submission requirements, project requirements, <br />evaluation criteria, and process for evaluation.
