The project will begin with the removal of the existing flat roof membrane, drip edge, and <br />gutter to expose the roof deck. Once opened, the decking will be inspected for damage—some wood repair <br />is expected due to visible deterioration near the corner, though the full extent cannot be determined until <br />the roof is exposed. After inspection, new Fiber/ISO board insulation and a fully adhered roofing <br />membrane will be installed, wrapping the membrane around all edges and sealing it with new drip edge <br />and cover tape for a watertight finish. Because the roof ties into the house wall, the bottom layer of cedar <br />shake siding will be cut to allow the membrane to run up the wall, ensuring proper waterproofing. <br />Depending on how the siding responds, additional work may be required, potentially affecting the price. <br />Any necessary decking repair or siding adjustment will be reviewed with the homeowner before <br />proceeding. <br />In addition, new seamless 5-inch K-style gutters with downspouts will be professionally installed, including <br />all required brackets, hangers, and hardware for proper drainage. Gutter guards will also be added to <br />prevent debris buildup and maintain consistent water flow. <br />Minor wood repairs will be completed on the front and left (north) sides of the house. On the front, rotted <br />fascia trim will be cut out, treated, rebuilt with high-strength wood epoxy, sanded, and painted white to <br />match existing trim. On the left side, a new 1x6 fascia board will be installed under the gutter, caulked, and <br />painted to ensure a uniform appearance.
