IN <br /> FROM: Joseph Molnar, Assistant Director, Growth and Opportunity <br /> SUBJECT: Warehouse Development Real Property Tax Abatement Petition for Michigan <br /> Motorsports LLC <br /> DATE: October 22, 2025 <br /> On October 22, 2025, a petition for tax abatement from Michigan Motorsports LLC was filed with <br /> the Office of the City Clerk. The petition seeks consideration for a warehouse development real <br /> property tax abatement for property 3315 William Richardson Court in South Bend. <br /> Pursuant to Chapter 2, Article 6, Section 2-84.9 of the Municipal Code of the City of South <br /> Bend, the petition was referred to the Department of Community Investment for purposes of <br /> investigation and preparation of a report determining whether the area qualifies as an Economic <br /> Revitalization Area pursuant to Indiana Code 6 1.1-12.1 and all zoning requirements have been <br /> met. <br /> The Department of Community Investment has reviewed the petition, investigated the area, and <br /> makes the following report. <br /> Project Summary <br /> • Michigan Motorsports LLC has an active Purchase Agreement with the Redevelopment <br /> Commission of South Bend to purchase 3315 William Richardson Court with the <br /> purpose of constructing a 50,000 square foot office, warehouse, distribution center, and <br /> showroom. <br /> • Michigan Motorsports is a thriving auto parts supply business that has experienced <br /> consistent growth of 30% year-over-year for the past five years. Michigan Motorsports <br /> currently operates out of a 7,500-square-foot facility located in Niles, Michigan. Due to <br /> this sustained growth, they are actively seeking a significantly larger space to support <br /> their expanding distribution operations. <br /> • The project will consist of moving all operations from Niles, Michigan, to the newly <br /> constructed building in South Bend. Private investment for this project is approximately <br /> $4.55 million, which includes$4.00 in construction costs. <br /> • The parcel has been owned by the City since 2003, and the project is ideal for this <br /> location and will add a successful and growing midsize company to the City of South <br /> Bend. <br /> Employment Impact <br /> Per this petition and supporting material, it is estimated that the company will bring existing jobs <br /> to South Bend from the company's current location and will create new ones: <br />
