JOSEPH COUNTY <br />Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: September 8, 2025 <br />Application Number: 2025-0902a <br />Property Location: 836 Dushane Court <br />Architectural Style/Date/Architect/Builder: <br />Vernacular / 1907 <br />Property Owner: Barbara Bajuyo <br />Landmark or District Designation: Chapin Park LHD, Ordi- <br />nance #9575-05; Chapin Park NR District, NR-0407 <br />Rating: Non-Contributing <br />DESCRIPTION OF STRUCTURE/SITE: This two story, gabled, and irregular plan house is located off of the <br />alley (Dushane Court) behind 838 Park. It was originally numbered 838 1/2 Park Avenue and sat on the same lot <br />as 838 Park Avenue to the west. The roof is of asphalt shingle and the siding is vinyl. The home originally had an <br />open single story porch on the east side, but this has been enclosed. The house has been heavily modified, and no <br />original windows remain. <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br />1. Demolish 1975 sunroom on the south side of the house. <br />2. In place of the south-facing sunroom, construct a new addition comprised of two floors and an attic loft. Tow- <br />er windows to be Marvin Ultimate Double Hung Windows with a 1/1 lite pattern. One set of French doors to be <br />installed on the south side for tower access. Doors to be Mastercraft Steel Full Lite doors. <br />3. On the east facade, construct a deck facing toward the tennis courts and install three new pairs of French doors <br />on the first floor. Second floor window to the east will be a wood Marvin casement window clad in aluminum. <br />STANDARDS AND GUIDELINES: <br />Additions: 36-37. Windows: 29-32. Doors: 10-11. <br />SITE VISIT REPORT: N/A. <br />STAFF RECOMMENDATION: <br />The 1975 sunroom is not original to the home, and is one of many major alterations that have occured since the <br />home’s construction in 1907. The porch has been enclosed and wrapped around the southeast corner of the home, <br />the western half of the home has been significantly extended, the sunroom constructed, and original features such <br />as windows have been removed. As such, the construction of a new addition does not overshadow or detrimentally <br />affect the original features or plan of the home, which have already been obscured. The new addition and added <br />doors and windows would be visible from the Leeper Park tennis courts, but Staff do not believe this would have a <br />detrimental impact on the district as a whole.
