HISTORIC PRESERVATION COMMISSION OF SOUTH BEND AND ST. JOSEPH COUNTY
Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov
STAFF RECOMMENDATION: The proposed deck on the rear of the house will not impact the integrity of the
home. The change of the non-original fixed window to door on the rear of the house will have a minimal impact
on the structure. Replacement of the duplex cottage window set with a 1/3-2/3 picture window will also have little
impact on the integrity of the house. Staff make a favorable recommendation.
The bay window on the north side of the house has sagged causing the windows to become inoperable. Raising
and bringing the bay back into square and level is encouraged to maintain structural integrity and restore full
function to the bay. The original design had an internal gutter at the meeting of the house and bay roof, not ideal
for shedding water away from the structure. A reconstruction of the roof with an internal gutter at the edge of the
roof away from the house will ensure better water management and preservation of the main house. The existing
windows were retrofitted with double pane glass inserts. That process has altered the original sashes. Replacement
with Marvin Ultimate aluminum wood clad windows will restore functionality to the bay windows. Staff make a
Favorable Recommendation.
Prepared by
Ross Van Overberghe, Historic Preservation Administrator
