Seider <br />Property Owner: Eric Ford <br />Landmark or District Designation: Edgewater Place Local His- <br />toric District, Ordinance #6846-80 <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/SITE: This is a two story, rectangular plan apartment building. The brick <br />is in stretcher bond with a string course between stories and above the second story windows. The roof is flat with <br />a corbeled parapet, and there are open porches over the end bays that extend into balconies with round arched <br />openings. The apartments were originally occupied by a variety of “white-collar” employees. Front facade windows <br />may be the original double-hung 8/1 and 1/1 windows. <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br />1. Install wooden fencing along perimeter of the property to deter trespassing. 194’ of 4’ wood picket fence along <br />Lincolnway East, Arch, and the back of the building. 422’ of 6’ wood privacy fence for remaining perimeter. (Ad- <br />ministrative Approval 2025-0826-1) <br />2. Repair of brickwork on back of building with original Chicago Common and lime mortar. Re-pointing of areas <br />as needed. Currently boarded window openings and second story door opening to be bricked up, but the existing <br />arches to remain within the brickwork. <br />STANDARDS AND GUIDELINES: <br />Windows: 29-32. <br />SITE VISIT REPORT: N/A. <br />STAFF RECOMMENDATION: Regarding filling in or obscuring existing, original window openings, the <br />Standards and Guidelines state that the original window openings should remain in place (p. 30). Rear window <br />openings and balcony exits are appropriate for apartment buildings of this era and style.
