Summary of Compensation Expectations & Cost Structure <br />Garmong is committed to delivering the Kennedy Park Aquatics and Recreation Project within the City's established maximum <br />budget of $13 million, inclusive of all construction and CMc services. Below is a breakdown of our compensation expectations <br />and cost structure: <br />1. Preconstruction Services (Engagement at 60% <br />Design) <br />Fixed Cost: $10,000 <br />Includes: <br />Constructability reviews <br />Value engineering recommendations <br />Cost estimating and budget validation <br />Phasing and logistics planning <br />Bid package development and public bidding <br />Schedule development and refinement <br />GMP Development <br />2. CMc Fee <br />Expected Fee: 3.25% of the cost of construction <br />Includes: <br />CMc overhead and profit <br />Executive oversight <br />3. Owner -Responsible Costs <br />These are costs outside the CMc scope and typically <br />managed directly by the Owner. They may include: <br />Design and engineering fees (DLZ) <br />Permitting and utility tap fees <br />Legal and administrative costs <br />Furniture, fixtures, and equipment (FF&E) <br />Owner contingency <br />1h <br />GARMONG <br />4.
