STAFF REPORT <br />November 30, 1979 <br />APC INITIATED: MICHIANA <br />REGIONAL AIRPORT #,686 -79 <br />City of South Bend <br />REQUESTED ACTION: <br />Rezoning from "A" Agriculture, "M" Manufacturing, <br />"R" Residential, and "B" Business to "D" Light <br /><` <br />Industrial, "A" Height and Area and "E" Heavy <br />Industrial, "A" Height and Area. <br />PURPOSE: <br />To provide proper city zoning for the Michiana <br />Regional Airport, and to provide for commercial/ <br />industrial development near the Toll Road and <br />U. S. #31 By Pass. <br />EdISTING LAND USE <br />Airport, vacant land, twelve single- family homes, <br />AND ZONING: <br />and major highways & interchanges, "A" Agriculture, <br />' <br />"M" Manufacturing, "R" Residential, & "B" Business, <br />County. <br />SURROUNDING LAND USE <br />North - Single - family homes and vacant, <br />j <br />D ZONINGS <br />"R" Residential. <br />East_ - Airport industrial parks, "D" Light <br />Industriall, "A" Height & Area, and "E" Heavy <br />Industrial, "A" Height & Area. <br />South - Residential uses, commercial uses, and vacant <br />land, R Residential, B Business, C <br />Commercial, & "M" Manufacturing. <br />- Vacant land and single - family homes, "A" <br />_West <br />Agriculture, "M" Manufacturing, and "R" <br />Residential. <br />AIRPORT VICINITY PLAN: <br />Public Use (airport); light and heavy industrial; <br />- <br />highway service commercial near By Pass /New Cleveland <br />Road Interchange. <br />APPLICABLE REGULATIONS: <br />Large vacant tracts must be subdivided for individual <br />uses according to the City Subdivision Ordinance. <br />DATA: <br />Total area of annexation - 3.95 square miles. Of this, <br />approximately 1,645 acres is planned for use by the <br />Michiana Regional Airport. <br />STAFF COMMENTS: <br />March 2, 1980 will be the effective date of this <br />annexation, and of the new city zoning classifications <br />as described. <br />.i #I <br />
