5 <br />and Thirteen Cents ($3,060.13) per month plus a sum for Common <br />Expenses and Real Estate Taxes. The Common Expenses and Real <br />Estate Taxes of One Thousand Dollars ($1,000.00) is payable and <br />shall commence on the August 1, 2025 and continue until the last day <br />of the twelfth month of the lease term (June 30, 2026). The total <br />amount of the First Rental Amount shall be Three Thousand and Sixty <br />Dollars and Thirteen Cents ($3,060.13) for the month of July 2025. <br />The total amount of the First Rental Amount and Common Expenses <br />and Real Estate Taxes shall be Four Thousand Sixty Dollars and <br />Thirteen Cents ($4,060.13) per month starting August 1, 2025 <br />ii.The Second Rental Amount is payable and shall commence on <br />July 1, 2026 and continue through June 30, 2027 during which Tenant <br />shall pay a Base Rent of Three Thousand One Hundred Fifty One <br />Dollars and Ninety Three Cents ($3,151.93) per month plus Real <br />Estate Taxes and Common Expenses, of One Thousand Dollars <br />($1,000.00) per month for a total amount of Four Thousand One <br />Hundred Fifty One Dollars and Ninety Three Cents ( $4,151.93) per <br />month. <br />iii.The Third Rental Amount is payable and shall commence on July <br />1, 2027 and continue through June 30, 2028 during which Tenant shall <br />pay Base Rent of Three Thousand Two Hundred Forty Six Dollars and <br />Fifty Cents ($3,246.50) per month plus Real Estate Taxes and <br />Common Expenses, of One Thousand Dollars ($1,000.00) per month <br />for a total amount of Four Thousand Two Hundred Forty Six Dollars <br />and Fifty Cents ( $4,246.50) per month. <br />(b)Lower Level Sublease Option and Rental. Beginning on contract date of the <br />Sublease, Tenant may exercise an Option to include within the leasehold <br />Premises the lower level of the building consisting of approximately 2,500 <br />square feet of space. Upon Tenant's exercise in writing of the Lower Level <br />Sublease Option set forth in this Section, Base Rent shall include an <br />additional sum of One Thousand Five Hundred Dollars ($1,500) per month <br />for the life of the option. <br />(c)The lease payments as described above and including common area <br />maintenance (CAM) fees described in Section 4.4 of this Article are set <br />forth in Schedule C hereto. <br />4.2. Late Charge. Any amount of Rent that is overdue shall bear interest at the lesser <br />of: (a) the maximum rate payable by Tenant under State law; or (b) the rate of eighteen percent <br />(18%) per annum from the date when such amount is due and payable under this Sublease <br />until the date paid. <br />4.3. Real Estate Taxes. Tenant shall be liable for any and all real property taxes and <br />assessments of any nature levied against the Premises during the Term (the "Real Estate
