HISTORIC PRESERVATION COMMISSION OF SOUTH BEND AND ST. JOSEPH COUNTY
Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov
STAFF REPORT
CONCERNING APPLICATION FOR A
CERTIFICATE OF APPROPRIATENESS
Date: May 12, 2025
Application Number: 2025-0502
Property Location: 809 Forest Avenue
Architectural Style/Date/Architect or Builder:
American Foursquare / 1890
Property Owner: Andrew and Sherri Polaniecki
Landmark or District Designation: Chapin Park Local Historic
District, Ordinance Number 9575-05; Chapin Park Natl. District
Rating: Contributing
DESCRIPTION OF STRUCTURE/SITE: This is a 2 story house with an irregular floor plan set upon a brick
foundation. The roof is hipped with side gables and cornice returns and covered with asphalt shingles. The chim-
ney is slightly offset with corbelled brick. The exterior walls are 4 1/2” wood clapboard with frieze and moulded
cornice and corner boards. There is a full width front porch with four slender turned spindle columns, a concrete
floor, and moulded cornice. The windows are 1/1 double hung.
DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to:
1) Strip paint from house, make any needed repairs to siding and trim, and repaint with linseed oil paint.
2) Remove the existing bay window on the south side of the house and replace it with a custom built bay window
to match one seen on 812 Forest Avenue. Trim to be cypress, siding to be cedar, shingles to be asphalt to match the
existing roof shingles, and the wood windows and wood storms will be salvaged and/or custom built to match the
other windows in the house.
STANDARDS AND GUIDELINES:
Windows: Pages 29-32. Additions: Pages 36-37.
SITE VISIT REPORT: N/A
STAFF RECOMMENDATION: The existing bay window does not appear to be original to the house, and the
proposed style of bay window as seen on 812 Forest Avenue (built circa 1902) is in keeping with the architecture
and character of 809 Forest Avenue (built 1890). Based on the information provided prior to this public hearing,
Staff makes an FAVORABLE RECOMMENDATION.
Prepared by,
Kate Himick, Historic Preservation Specialist
