Reconciliation and Final Value Estimate <br />The subject property under appraisal consists of a parcel of vacant land containing approximately <br />6,059 SF. The property address is 313 E. Broadway Street, South Bend, Indiana. <br />The objective of the appraisal report is to estimate the market value of the subject property as of <br />December 30, 1996. The property rights are appraised as being fee simple. <br />In developing the market value of the subject property, several factors were taken into <br />consideration because of their direct relationship with the marketability of the subject property. <br />Some of these factors are: Neighborhood Analysis, Site Analysis, Zoning and Higher and Best <br />Use. In the Highest and Best Use section of my report, it was stated that the Highest and Best <br />Use for the subject property is residential development. <br />Based on the foregoing analysis, it is my conclusion that the market value of the fee simple title to <br />the subjecl/property located at 313 E.
