Land Use <br />The land use plan for the South Gateway Corridor is generally <br />defined by the existing development pattern in the area. This <br />pattern consists of five components: <br />1. Industrial use west of Main Street <br />2. Southeast Neighborhood, a predominately single family <br />residential area east of Michigan Street <br />3. Institutional/Educational and limited commercial use north <br />of Indiana Street <br />4. Mixed use, including commercial, industrial, and <br />residential between Indiana Street and Chippewa Avenue <br />5. Commercial use south of Chippewa Avenue and along <br />Ireland Road <br />This land use pattern is illustrated on the Planning Issues <br />diagram on the following page and documented by an <br />associated map. This diagram also illustrates a variety of <br />other issues including existing traffic volumes, the limits of the <br />Urban Enterprise Zone, and adjacent planning areas such as <br />the Studebaker Corridor Development Area and the <br />Southeast Neighborhood. <br />While the overall land use pattern in the corridor has been <br />stable, there has been some transition from residential to <br />commercial or office use in the central portion of the corridor. <br />To maintain contiguous living environments and consistent <br />land use patterns, it is recommended that residential <br />properties north of Donmoyer between Main and Michigan be <br />permitted to continue the conversion to commercial and office <br />use. South of Donmoyer, it is recommended that the existing <br />residential neighborhoods be kept intact, with no additional <br />conversion.
