Opportunities <br />1. Vacant land can be developed quickly and without <br />demolition expense. <br />2. The IVY Tech students will significantly increase the <br />nighttime traffic making the area less desirable for <br />adult businesses. Note that commuter colleges like <br />IVY Tech do not usually generate substantial <br />business for nearby stores other than fast food <br />restaurants. <br />3. Patrons of the Kerasotes Theater will also cause <br />changes in traffic patterns as they attend evening <br />movies. This additional traffic will encourage the <br />market to develop restaurants. <br />4. The high volume of traffic provides opportunities to <br />intercept travelers on their normal path from home to <br />work or other activities. That is much easier than <br />making consumers deviate from their regular trip. <br />5.
