Strengths and Challenges <br />Identifying the aspects of a redevelopment area that meet or <br />exceed levels necessary for a strong business environment, <br />is the foundation for building a successful marketing and <br />redevelopment strategy. At the same time, it is important to <br />recognize factors that create the challenging situation that led <br />to the need for revitalization. <br />Strengths <br />South Bend's South Gateway benefits from these <br />characteristics: <br />1. The area's history as commercial corridor means <br />there are a number of longstanding businesses and <br />residents are accustomed to shopping in the area. <br />2. The high traffic volume, nearly 40,000 cars per day, <br />provides potential customers for the businesses. <br />3. The presence of public facilities draws customers <br />and provides an anchor of well -maintained buildings. <br />4. Designation as an Urban Enterprise Zone provides <br />economic incentives for area businesses. <br />5. Strong independent businesses like Sergio Pools <br />and the furniture stores provide stability for the area. <br />6. The new Kerasotes Theater will draw additional <br />customers to the area. <br />7. The Scottsdale Mall draws shoppers to the area. <br />8. The proximity to the expressway expands the trade <br />area by providing quick access for a wider area. <br />9. IVY Tech will not only provide a pleasing visual <br />anchor, it will bring students and their purchasing <br />power. <br />10.
