Height and Area to "B" Residential, <br />"A" Height and Area for the construction of multi- <br />family dwellings. <br />Ell' i TING LAND USE: <br />This is the old Erskine Estate property containing <br />several buildings, now owned by the Sisters of the <br />Holy Cross <br />$URROUNDiNG LAND USE AND ZONING: <br />This site is surrounded by the remainder of the <br />Erskine Estate property, all zoned "A" Residential, <br />"A " Height and Area. To the north and northwest <br />are single family homes in the Ridgedale'Addition <br />zoned "A " Residential, "A "' Height and Area. <br />APPLICABLE REGULATPONS: <br />1 parking space per dwelling unit is required. All <br />parking lots within 50 feet of the "A" Residential <br />district must be properly screened, <br />ACCESS: <br />The Erskine Manor Development will be .accessed from <br />Miami Street and Garland Road, <br />DRAINAGE: <br />The drainage has not been addressed by the petitioner. <br />DATA: <br />The total si'te is 12 acres or 522,000 square feet. <br />Of that, 14% will be occupied by buildings and <br />8% will be parking and drives, with the remainder <br />being open space. <br />S`tTE PLAN: <br />The site plan is preliminary, <br />AAENtY COMMENTS: <br />The City Engineer states that: <br />City water and city sanitary sewers are <br />available via various locations along <br />the perimeter of this site. <br />2, Storm water shall be retained on the <br />site per City Ordinance. <br />3. All site roadways to and including ingress <br />and egress shalt be per City Standards and <br />as approved by the City Traffic Engineer. <br />In summary, this office has no objection to the <br />proposed rezoning, we do not believe that there <br />are any aspects of a proposed site plan which <br />cannot be resolved to the satisfaction of the <br />City of South Bend," <br />
