STAFF REPORT <br />RICHARD AND JOYCE SHERK #807 -82 November 5, 1982 <br />935 South Ironwood Drive, South Bend <br />REQUESTED ACTION: The petitioners are requesting a zone change from <br />"A" Residential, "A" Height and Area to "C -1" <br />Commercial, "A" Height and Area to allow a <br />flower shop, together with an ancillary gift <br />shop. <br />EXISTING LAND USE: The site contains a single - family house. <br />SURROUNDING LAND USE AND ZONING: Located to the north, east, south and west are <br />single - family houses zoned "A" Residential, "A" <br />Height and Area. <br />APPLICABLE PARKING REGULATIONS: All parking lots located within 50 feet of a <br />residential district must be properly screened. <br />ACCESS: Access to the site would be from Ironwood Drive. <br />DRAINAGE: <br />One 1800 gallon drywell is proposed for storm <br />drainage. <br />DATA: <br />The total site is 21,780 square feet. Of that, <br />1,833 square feet or 8.4% of the site is covered <br />with the buildings; 3,668 square feet or 16.8% <br />of the site would be utilized for parking and <br />drives; and, 16,279 square feet or 74.8% would <br />be open space. <br />SITE PLAN: <br />The site plan is preliminary. <br />AGENCY COMMENTS: <br />The City Engineer had the following comments: <br />1. City water and sanitary sewers are available <br />to the site. <br />2. Storm water shall be retained in dry wells. <br />3. Driveway should be 22' minimum width. <br />STAFF COMMENTS: <br />This petition was originally given an unfavorable <br />recommendation by the Area Plan Commission and <br />denied by the Common Council in September, 1982. <br />The petition has now been resubmitted. <br />
