STAFF REPORT <br />LOCK JOINT TUBE CO., INC. 0764 -81 January 7, 1982 <br />Northwest corner of Angela and Riverside, <br />South Bend <br />REQUESTED ACTION: The petitioner is requesting a zone change <br />from "A" Residential, "A" Height and Area <br />to "D" Light Industrial, "A" Height and <br />Area, to allow "the parking of trailers <br />used by Lock Joint Tube Company, Inc. and <br />as a temporary waiting area for incoming <br />and departing vehicles from the existing <br />industrial plant of Lock Joint Tube Company, <br />Inc." <br />EXISTING LAND USE: The property is a green area owned and maintained <br />by the City of South Bend. <br />SURROUNDING LAND USE AND ZONING: Located to the north is the Lock Joint Tube <br />Company and Sobenite Incorporated, zoned "D" <br />Light Industrial, "A" Height and Area; to the <br />west are single- family homes zoned "A" Residential, <br />"A" Height and Area; to the south is Brownfield <br />Park, zoned "A" Residential, "A" Height and Area; <br />and to the east is the St. Joseph River. <br />ACCESS: One access point is shown onto Angela Boulevard. <br />DRAINAGE: Six 1800 gallon drywells are proposed for <br />storm drainage. <br />DATA: The total site is 83,100 square feet. Of that, <br />16,020 square feet or 19% of the site is pro- <br />posed to be paved, and 67,080 square feet, or <br />81% of the site is proposed to be open space. <br />SITE PLAN: The site plan is final. <br />AGENCY COMMENTS: The City Engineer has the following comments,: <br />1. All radii should be 25' radii. <br />2. Entrance drive should be 30 feet wide. <br />STAFF COMMENTS: The City Engineer's comments have been re- <br />flected on the final site plan. <br />
