ORDINANCE NO. 7 o n 4- y <br />AN ORDINANCE AMENDING ORDINANCE NO. 4990 -68, <br />AS AMENDED, COMMONLY KNOWN AS THE ZONING <br />ORDINANCE OF THE CITY OF SOUTH BEND, INDIANA <br />(Chapter 21, Municipal Code). <br />STATEMENT OF PURPOSE AND INTENT <br />The Common Council recognizes the need for Development Controls for <br />the Monroe Sample Development Area. <br />The Council recognizes that the current zoning of the Development <br />Area is not in keeping with the Development Controls of the adopted Monroe <br />Sample Development Plan. <br />In order to promote the development of planned sub - areas, the <br />following described real estate is to be rezoned. <br />NOW, THEREFORE, BE IT ORDAINED BY THE COMMON COUNCIL OF THE CITY <br />OF SOUTH BEND, INDIANA, as follows: <br />SECTION I. Ordinance No. 4990 -68, as amended, which is commonly <br />known as the Zoning Ordinance of the City of South Bend, Indiana, be and the <br />same hereby is amended in order that the zoning classification of the following <br />described real estate in the City of South Bend, St. Joseph County, State of <br />Indiana: <br />A parcel of land being a part of the City of South Bend, Portage <br />Township, St. Joseph County, Indiana and being more particularly <br />described as follows, viz: <br />Commencing at the intersection of the centerline of Monroe Street <br />and the centerline of the first north south alley east of Michigan <br />Street in said City; thence south along said alley centerline to <br />the centerline of South Street; thence east along said centerline <br />to the centerline of St. Joseph Street; thence south along said <br />centerline to the centerline of Bronson Street; thence east along <br />said centerline to the centerline of Lincolnway East; thence <br />northwest along said centerline to the centerline of Monroe Street; <br />thence west along said centerline to the centerline of Fellows <br />Street; thence south along said centerline to the centerline of the <br />first east west alley south of Monroe; thence west along said alley <br />centerline to the centerline of Carroll Street; thence north along <br />said centerline to the first east west alley south of Monroe Street; <br />thence west along said alley centerline to the centerline of the first <br />north south alley west of Carroll Street; thence north along said <br />alley centerline to the centerline of Monroe Street; thence west along <br />said centerline to the point of beginning. <br />be and the same are hereby established as "B" Residential, <br />"E" Height and Area. <br />SECTION 2 <br />A parcel of land being a part of the City of South Bend, Portage <br />Township, St. Joseph County, Indiana and being more particularly <br />described as follows, viz: <br />Commencing at the intersection of the centerline of Monroe Street <br />and the centerline of the first north south alley east of St. Joseph <br />Street in said City; thence south along said alley centerline to <br />the centerline of the first east west alley south of Monroe Street; <br />thence east along said alley centerline to the centerline of Carroll <br />Street; thence south along said centerline to the centerline of the <br />first east west alley south of Monroe Street; thence east along said <br />
