Ohio, South Bend <br />REQUESTED_ ACTION: The Petitioners are requesting a zone change <br />from "B" Residential, "E" Height and Area <br />and "C" Commercial, "E" Height and Area, to <br />"D" Light Industrial, "F" Height and Area to <br />allow expansion of a clothing, appliance and <br />furniture warehouse. <br />EXISTING LAND USE: 38% of the site is used as a cinder parking <br />lot, and the remainder of the site is vacant. <br />SURROUNDING LAND USE AND ZONING: Located to the north is the Railroad Bargain <br />Center, zoned "D" Light Industrial, "E" <br />Height and Area; to the east is a church <br />zoned "C" Commercial, "E" Height and Area, <br />to the south are single family homes zoned <br />"B" Residential, "B" Height and Area and <br />vacant land zoned "C" Commercial "E" Height <br />and Area; and to the west is a single family <br />home zoned "B" Residential, "B" Height and <br />Area. <br />APPLICABLE PARKING REGULATIONS: Retail uses require 1 parking space for 200 <br />square feet of floor area and one space per <br />2 employees, and wholesale and warehousing <br />uses require one space per 2 employees plus <br />enough spaces for company vehicles. <br />ACCESS: Access would be from Ohio Street and Carroll <br />Street. <br />DRAINAGE: Three 1800 gallon drywells and one 1200 gallon <br />drywell are proposed for storm water drainage. <br />DATA: The total site being rezoned is 11,535 square <br />feet. Of that, the dock and ramp area would <br />occupy 16.7° of the site and the parking and <br />drive would occupy 83.3% of the site. <br />SITE PLAN: The site plan is preli nary. <br />X13 (3 <br />
