This includes attending <br />design meetings, creating a detailed budget, and <br />bidding of completed construction documents. <br />CONSTRUCTION MANAGEMENT FEE > <br />3.25% Cost of Work ($720,000 for $18,000,000 <br />Project) <br />COST OVERRUNS, DELAYS, AND <br />INCENTIVES > <br />The GMP sets a maximum cost for the project for <br />a specific scope of work and specific schedule. <br />Any cost overruns would be covered by Garmong <br />under the GMP as long as they are not the result of <br />an increase in the scope of the project. The same <br />applies to schedule delays. As long as the schedule <br />delay isn’t out of the control of the CM, or a result <br />of an increase in the scope of the project - Garmong <br />would be responsible for making up the lost time. <br />We have seen project incentives succeed in the past, <br />but each Owner is slightly different. Given that this <br />is a public project, we would not recommend using <br />performance-based incentives. Our goal is to deliver <br />a successful project and be able to add South Bend <br />to our long list of project references. <br />COST CONSTRUCTION WORK > <br />Project Staffing - $640,000 (Based on 12-month <br />Duration) <br />The following items would be reimbursable and <br />included within the GMP: • safety equipement • first aid supplies • handrails and toe boards • opening protection • fire extinguishers • temporary fencing • storage rental • temporary toilets • temporary stairs • temporary enclosures • temporary barricades • project signs • bulletin boards • on-site equipement • printing • telephone expenses • temporary power service• temporary water service• temporary heating service• heating energy charges • temporary heating service • temporary wiring • temporary lighting • regular clean-up • trash dumpsters • dump permit and fees• traffic control • temporary roads • roadway maintenance • job trailer/trailer utilities • material testing • project website, permitting • all other jobsite construction-related <br />miscellaneous expenses excluding construction <br />manager staffing costs <br />PROJECT COSTS
