REGULAR MEETING November 25, 2024 <br /> None. <br /> REPORTS FROM CITY OFFICES <br /> None. <br /> RESOLVE INTO THE COMMITTEE OF THE WHOLE <br /> Councilmember Dr. Oliver Davis motioned to resolve into the Committee of the Whole, which <br /> was seconded by Council Vice President Shiela Niezgodski and carried via a vote by voice. <br /> PUBLIC HEARINGS <br /> BILL NO. <br /> 42-24 PUBLIC HEARING ON AN ORDINANCE OF <br /> THE COMMON COUNCIL OF THE CITY OF <br /> SOUTH BEND, INDIANA,AMENDING THE <br /> ZONING ORDINANCE FOR PROPERTY <br /> LOCATED 829 SOUTH 27TH STREET <br /> COUNCILMANIC DISTRICT NO. 3 IN THE <br /> CITY OF SOUTH BEND, INDIANA <br /> Clerk Tirado read the bill to the Council for its second (2nd)reading. <br /> After the second (2°d) reading, Councilmember Lee requested the committee report. <br /> Councilmember Dr. Davis stated that Bill No. 42-24 went before the Zoning and Annexation <br /> Committee and comes with no recommendation. <br /> Councilmember Lee requested that the petitioner(s) state their name and address and share key <br /> points before the council. <br /> Skip Morrell, Principal Development Planner, with offices on the 14th floor of the County-City <br /> building, discussed a rezoning request for 829 South 27th Street, owned by Two (2)Brothers Real <br /> Estate Investments LLP. The request seeks to rezone the property from Urban Neighborhood One <br /> (U 1) to Urban Neighborhood Two (U2) to legalize its current use as a triplex. Originally built in <br /> 1922 as a single-family home, the conversion date to three (3) units is unclear. The property, <br /> located near the mixed-use Mishawaka Avenue corridor, aligns with South Bend's Comprehensive <br /> Plan to provide diverse housing options.
