Infrastructure improvements shall include new roads, sanitary sewer, storm sewer, and water main. A. Survey: 1. Download LiDAR data and prepare a digital surface for the limits of the project. For the purposes of the Drury site, existing LiDAR data will be removed and the site grading following the demolition will be estimated. 2. Estimate property lines and right of way lines based on GIS data. 3. City utilities including sanitary sewer, storm sewer, and water main will be estimated based on GIS data and asbuilts provided by Owner. 4. Prepare a base survey map to be used as a basis for proposed improvements. B. Permitting: 1. No permitting is anticipated as a part of this project. C. Project Design: 1. Conceptual development plans will be developed for the proposed development and show conceptual street locations, sanitary sewer, storm sewer and water main. 2. Conceptual development plan set include Cover Sheet, Typical Cross Sections, Overall Development Plan Sheet, and Plan and Profile sheets. The plan and profile sheets will be developed for the primary and secondary streets, separate sheets will not be included for the alleys. 3. Plans will include proposed edge of pavements and curbs and sidewalks and estimated proposed profile. 4. Sanitary sewer will be sized and laid out to service each residential unit and outlet to adjacent sanitary sewer 5. Storm sewer pipes will be sized based on the proposed development and a typical catchment area per foot of roadway following the proposed high and low points in the road. Inlets will be estimated based on typical inlet spacing. The storm sewer will be directed to a low lying area between the development and the adjacent park. Alternate storm water solutions will be included in the opinion of problem costs to include permeable pavers and rain gardens. 6. An itemized opinion of probable cost will be developed for the entire project. The estimate will also be further separated by: a. Project phase
