9 <br /> <br />Appendix B – LEGAL DESCRIPTION <br /> <br />LEGAL DESCRIPTION SOUTH SIDE DEVELOPMENT AREA (REVISED 09-28-24) <br />A parcel land being a part of the Northeast Quarter of Section 26, and a part of the Northeast, <br />Southeast and Southwest Quarters of Section 23 and a part of the West half of Section 24, all in <br />Township 37 North, Range 2 East, City of South Bend, Centre Township and Portage Township, <br />St. Joseph County, Indiana and being more particularly described as follows: <br /> <br />Beginning at the intersection of the South right-of-way line of Chippewa Avenue and the West <br />right-of-way line of the now abandon Penn Central Railroad located in the Northeast Quarter of <br />said Section 26; thence Northeasterly along said West right-of-way line to a point of intersection <br />with the North right-of-way line of Chippewa Avenue; thence West along said North line to a point <br />of intersection with the East right-of-way line of South Gertrude Street; thence North along said <br />East line to a point of intersection with the South line of a Parcel of ground with Tax Key Number <br />18-8020-037101 as shown in the Records of the St. Joseph County, Indiana Auditor’s Office; <br />thence East along the South line of said Parcel to the West line of a Parcel of ground with Tax Key <br />Number 18-8020-0837101 as shown in the Records of the St. Joseph County, Indiana Auditor’s <br />Office; thence North along said West line to a point of intersection with the South right-of-way of <br />Ewing Street; thence East along said South line to a point of intersection with the Westerly Line <br />of Parcel of ground with Tax Key Number 18-8012-056702 as shown in the Records of the St. <br />Joseph County, Indiana Auditor’s Office extended South; thence North along said extended line <br />and in a Northwesterly and Northerly direction along the West line of said Parcel of Ground and <br />the Westerly line of a Parcel of ground with Tax Key Number 18-8012-056701 as shown in the <br />Records of the St. Joseph County, Indiana Auditor’s Office to a point of intersection with the South <br />Right-of-way line of Calvert Street; thence East along said South right-of-way and crossing Main <br />Street (99 ft. Wide) to a point of intersection with the East right-of-way of said Main Street; thence <br />North along said East right-of-way line to the Northwest corner of a Parcel of ground with Tax <br />Key Number 18-8010-0453 as shown in the Records of the St. Joseph County, Indiana Auditor’s <br />Office; thence East along the North line of said Parcel and its’ Easterly extension to a point of <br />intersection with the Southwest corner of a Parcel of ground with Tax Key Number 18-8010-0455 <br />as shown in the Records of the St. Joseph County, Indiana Auditor’s Office, said Parcel corner <br />also being on the East right-of-way line of a 14 Ft. wide North-South Public Alley; thence North <br />along said East right-of-way line to the Northwest corner of said Parcel; thence East along the <br />North line of said Parcel to the Northeast corner of said Parcel, said Northeast corner also being <br />on the West right-of-way line of Michigan Street; thence in a Southeasterly direction crossing said <br />Michigan Street (99 ft. Wide) to a point of intersection of the East right-of-way line of said <br />Michigan Street with the South right-of-way line of Calvert Street; thence North along the East <br />right-of-way line of Michigan Street to a point of intersection with the South right-of-way line of <br />Dubail Street; thence along the South right-of-way line of said Dubail Street to the Northwest <br />corner of Lot # 57 in the Plat of “Oak Park 2nd Addition” as shown in the Records of the St. Joseph <br />County, Indiana Recorder’s Office; thence North crossing said Dubail Street (70 ft. Wide), 70 feet <br />more or less to the Southwest corner of Lot # 8 in said Plat; thence North along the West line of <br />said Lot, to the Northwest corner of said Lot; thence East along the Southerly line of a Parcel of <br />ground with Tax Key Number 18-7052-1980 as shown in the Records of the St. Joseph County, <br />Indiana Auditor’s Office, 63 feet more or less and North 11.56 feet more or less and East 69 feet
