STAFF REPORT <br />APC INITIATED #826 -83 <br />February 4, 1983 <br />Olive and Sample Streets, South <br />Bend <br />REQUESTED ACTION: <br />This petition has been initiated to zone <br />parcels of land involved in the Olive - Sample <br />Interchange Project from "A" Residential, <br />"C" Commercial and "D" Light Industrial, "A ", <br />"D ", "E" and "F" Height and Area to "B" <br />Residential and "E" Heavy Industrial, "A" <br />and "F" Height and Area. The petitioned area <br />north of Sample Street is to be zoned to "B" <br />Residential and the area south of Sample Street <br />is to be zoned "E" Heavy Industrial. The large <br />majority of this area will be utilized as right - <br />of -way for the Olive - Sample Interchange, but <br />there are some remnant parcels that could be <br />developed at some future date. This rezoning <br />would insure that the development of any of <br />these remnant parcels would be compatible <br />with the surrounding neighborhood. <br />EXISTING LAND USE: <br />The petitioned area north of Sample Street is <br />vacant, and the petitioned area south of Sample <br />Street is partially utilized as an industrial <br />operation. <br />SURROUNDING LAND USE & ZONING: <br />Located to the north of Sample Street is <br />a residential neighborhood zoned "B" Residential, <br />and located south of Sample Street are various <br />industrial uses zoned "E" Heavy Industrial. <br />SITE PLAN: <br />No site plans are required for rezoning petitions <br />initiated by the Area Plan Commission. <br />
