STAFF REPORT <br />ST. JOSEPH'S TOWER, INC. #817 -82 January 7, 1983 <br />316 S. St. Joseph St., South Bend, IN <br />REQUESTED ACTION: The petitioner is requesting a zone change from <br />"C" Commercial, "G" Height and Area to "A -3" <br />Mixed Use Multi- Family Residential and Commercial, <br />"G" Height and Area to allow the establishment of <br />apartments for the elderly, a health awareness/ <br />education program and corporate fitness center, <br />and a day care center. <br />EXISTING LAND USE: The property contains a vacant hotel and a <br />commercial use. <br />SURROUNDING LAND USE &'ZONING: Located to the north is Century Center; to the <br />east is the River Glen Office Park; to the <br />south is the Post Office; and to the west is <br />a parking lot. All of the surrounding property <br />is zoned "C" Commercial, "G". Height and Area, <br />except the Post Office which is zoned "C" <br />Commercial, "A" Height and Area. <br />ACCESS: Access to the site is from St. Joseph Street, <br />Western Avenue, and Wayne Street. <br />DRAINAGE: The site is serviced by City storm sewers. <br />DATA: The total site is 158,195 square feet. Of that, <br />the building occupies 25,981 square feet or <br />16.4% of the site, the parking and drives occupy <br />116,538 square feet or 73.7% of the site, and <br />15,676 square feet or 9.9% of the site is open <br />space. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: The City Engineer has the following comments: <br />1. Site is served by sanitary and storm sewers <br />and City water. <br />2. The loading zone should be expanded to <br />encompass six 10' x 20' parking spaces. <br />
