STAFF REPORT <br />TOWN TOWER MOTEL CORPORATION #802 <br />-82 September 9, 1982 <br />423 North Michigan Street, South Bend <br />REQUESTED ACTION: <br />The petitioner is requesting a zone change from <br />"C" Commercial and "A -3" Mixed Use Multi- Family <br />Residential and Commercial, "G" Height and Area <br />to "A -3" Mixed Use Multi- Family Residential and <br />Commercial, "G" Height and Area to allow offices <br />and multi - family dwellings. <br />EXISTING LAND USE: <br />The site contains multi - family dwellings and a <br />vacant motel building. <br />SURROUNDING LAND USE AND ZONING: <br />Located to the north, east, and south are various <br />business and offices zoned "C" Commercial, "F" and <br />"G" Height and Area; and to the west is the Masonic <br />Temple and a church zoned "B" Residential, "G" Height <br />and Area. <br />ACCESS: <br />Access to the site is from Michigan, Main and Madison <br />Streets. <br />DRAINAGE: <br />The drainage has not been addressed by the petitioner. <br />DATA: <br />The total site is 65,097 square feet. Of that, <br />the buildings occupy 11,055 square feet or 17% of <br />the site, and the parking and drive areas would <br />occupy 54,042 square feet or 83% of the site. <br />SITE PLAN: <br />The site plan is preliminary. <br />
