BMMMIE BECK, HIMMC PRFSFR ATION #888 -84 May 4, 1984 <br />Lincolnway East, South Bend <br />REOUES`l'ED ACTION: This petition was initiated by Councilman <br />Beverlie Beck to establish an Historic <br />Preservation Overlay District foL Lincolnway East <br />in South Bend. The proposed district lies between <br />the St. Joseph River on the north and the Penn <br />Central Railroad on the south. The proposed <br />eastern boundary is approximately 145 feet west <br />of Vernon Street, and the proposed western <br />boundary is approximately 523 feet east of Miami <br />Street as measured along Lincolnway East. The <br />current zoning of the petition area is "B" <br />Residential, "A" Height and Area, and no changes <br />to this zoning classification are proposed. <br />EXISTING, LAND USE: The petition area contains single family <br />houses, a doctor's of =ice, a dentist's <br />office, an insurance agency, a day care <br />center, and a floral shop. <br />SOUNDING LAND USE AND ZONING: Located to the east is a dentist's office <br />and single family houses zoned "B" <br />Residential, "A" Height and Area; to the <br />south across the Pean Central Railroad <br />tracks are single family and multiple family <br />houses zoned "B" Residential, "A" Height and <br />area; to the west is a business office zoned <br />"C" Commercial, "A" Height and Area; and to <br />the north is the St. Joseph River. <br />
