Light <br />Industrial, "E" Height and Area to allow for a <br />"secondary finishing operation of premolded <br />plastic parts in production for automotive, <br />computer, and various o= Ffiers.n <br />EXISTING LAND USE: <br />The property contains a vacant commercial <br />bu7iding. <br />SURROUNDING LAND USE AND <br />ZONING: LocaTed to the north is a single family <br />house zoned "A" Residential, "A" Height and <br />Area; to the east are single family houses <br />zoned "B" Residential, "A" Height and Area, <br />and a car wash facility zoned "C" <br />Commercial, "E" Height and Area; to the <br />south is an auto and truck repair garage <br />zoned "C" Commercial, "E" Height and Area; <br />and to the west is a vacant commercial <br />building and the Z. B. Falcons Lodge, zoned <br />"C" Commercial, "E" Height and Area. <br />ACCESS: <br />Access to the site is from Western and <br />Sheridan Avenues. <br />DRAINAGE: <br />Seven 1800 gallon drywelis are proposed for <br />storm drainage. <br />Dom: <br />The total site to be rezoned is 41,990 <br />square feet. Of that, the building occupies <br />12,000 square feet or 28.6$ of the site and <br />the parking and drives occupy 29,990 square <br />feet or 71.4% of the site. <br />SITE PLAN: <br />The site plan Is preliminary. <br />AGENCY COMMENTS: <br />The City Engineer had the following <br />comments: 1. City water and sanitary <br />sewers are available to the site. 2. Storm <br />water must be retained in dry wells. 3. We <br />would request that the western most driveway <br />on Western Avenue be closed. <br />
