HISTORIC PRESERVATION COMMISSION OF SOUTH BEND AND ST. JOSEPH COUNTY
Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov
STAFF REPORT
CONCERNING APPLICATION FOR A
CERTIFICATE OF APPROPRIATENESS
Date: August 7, 2024
Application Number: 2024-0802
Property Location: 914 Leland Avenue
Architectural Style/Date/Architect or Builder:
Prairie / 1911-13 /
Property Owner: Quinn Pillari
Landmark or District Designation: Chapin Park LHD,
Ordinance #9575-05; National Register of Historic Places
Rating: Significant
DESCRIPTION OF STRUCTURE/SITE: This is a 2+ story rectangular plan house. Stucco siding with wood
course band between stories and frieze at eaves. Gable roof with asphalt shingles and dormers with pediments. Full
width front porch on west facade including small pediment above entrance. Double hung windows with aluminum
storm windows. Muntins in front windows form geometric squares.
DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to:
1) Install new double hung wood window. Constructed of wood to replicate existing window on south facade. The
proposed window will be 6 inches longer (to the bottom) than the previous window.
STANDARDS AND GUIDELINES:
Windows: Pages 29-32.
SITE VISIT REPORT: N/A
STAFF RECOMMENDATION: The replacement of an unoriginal, small fixed-pane window with a custom,
wood window replicating the adjacent windows will not damage the integrity of the house. The proposed window
will restore a sense of continuity among the windows on the south facade of the house, as the majority of these
windows feature the same unique muntin pattern. Staff makes an FAVORABLE RECOMMENDATION.
Prepared by
Kate Himick, Historic Preservation Specialist
