JOSEPH COUNTY <br />Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: August 14, 2024 <br />Application Number: 2024-0708A <br />Property Location: 917 Leland Avenue <br />Architectural Style/Date/Architect or Builder: <br />Free Classic / 1902 <br />Property Owner: Mike & Jennifer Stone <br />Landmark or District Designation: Chapin Park LHD, <br />Ordinance #9575-05 <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/SITE: This is a 2 story plus attic Free Classic with an irregular plan. It is <br />situated on a brick foundation. The exterior walls are clapboard siding with corner boards, and the roof is covered <br />with asphalt shingles. There is a full width porch across the front with wood flooring and balustrade and spindle <br />newal posts, doric wood columns, concrete steps and lattice work at the base. The windows are mostly wood 1/1 <br />double hung thoughout, with an oval hall window on the south, an arched window in porch, and a fanlight in the <br />front gable. <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br />1) Reframe the back section of the roof that was damaged by fire in 2015. While reframing, raise the pitch of this <br />back section of roof to allow more head space and reshingle with CertainTeed Landmark shingles. <br />2) Widen the south gable by six feet by bringing the ridgeline up to match the proposed raised pitch and extending <br />the sides. This would allow standing room for tall individuals. <br />STANDARDS AND GUIDELINES: <br />Roofs, Gutters/Downspouts, Soffits: 19-21. <br />Additions: 36-37. <br />SITE VISIT REPORT: Historic Preservation Specialist Kate Himick was able to inspect the back end of the <br />house and the south gable from the outside. The south gable appears in good condition. Homeowner states that <br />when widening the south gable, they intend to replicate details such as the eaves returns and re-use the original <br />material where possible. Homeowner wants the widened gable to replicate the existing gable. <br />STAFF RECOMMENDATION: The back section of the roof sustained severe structural damage during the <br />2015 fire, and modestly raising the pitch would not impact the character of the home. The back section is also not <br />visible from the street. Widening the south gable would also have no impact on the overall character and visual <br />impact of the home, especially given that the homeowners intend to replicate the look of the gable currently and re- <br />use original material where possible.
