EARLY RELEASE 2: EXHIBIT 7 List of Allowances and Contingencies Allowances The following allowances are included in the Early Release Work. These allowances serve two purposes. First, these allowances provide funding sources for work in bid packages that are being rebid. Second, these allowances fund potential work that may be needed to complete the project, but which is either not defined in the project documents or not defined in sufficient detail in the project documents to accurately estimate the value. The Early Release Work shall be adjusted, either with additions or deductions, by Change Order, by the difference between the actual cost of the work allocated to these allowances and the allowance value noted below. Upon mutual agreement between the Construction Manager and Owner, these allowances may be used for purposes other than the proposed uses noted below. Amount Title Proposed Allowance Use $30,000 Playground Install the playground equipment shown on sheet 2-C201 Installation as noted in keynotes 1-6 on the "Play Structure Legend" on that sheet. Nu -Toys, the lowest and only bidder for Bid Package 4 — Play Equipment & Surface could not find a suitable installer for this part of the Bid Package 4 scope. Construction Manager Contingency The following Construction Manager contingency is included in this Early Release Work. This contingency is for the Construction Manager's exclusive use to cover those costs considered reimbursable as the Cost of the Work but not included in a Change Order. The value of this contingency shall not be increased, except in proportion to the amount of approved Change Orders increasing the Early Release Work. Amount Title $40,695 CMc Post -Bid Contingency (1% of this total Early Release Work) Design/Owner Contingency The following Design/Owner contingency is included in this Early Release Work. This contingency is for the Owner's exclusive use to cover costs for work not included in the specifications (Exhibit 3), drawings (Exhibit 4), and allowances listed above, subject to the assumptions and clarifications in Exhibit 2. These costs include, but are not limited to, changes to the scope of the project, design changes necessary to accomplish the originally intended Early Release 2: Exhibit 7 Page 26/27
