5/1/2024 <br />Scope of Work for 511 W Colfax Avenue <br />To Whom This May Concern <br />It is our objective as owners of 511 W Colfax to complete the majority of work that is <br />being requested this summer of 2024.We are grateful that you are working with us on this <br />matter and it is our objective to complete the exterior work as quickly as possible,with quality of <br />work as the primary objective. <br />The project will be broken down in scope as follows <br />1.The next 90 days,we will focus on all window opening that have missing windows… <br />these will all be reglazed,painted and put back in place prior to the 90 day window. <br />This work will be completed by the homeowners via our property management arm <br />Mag Mile Properties LLC. <br />2.Stahl Painting LLC bid will focus on all exterior surfaces EXCEPT WINDOWS.They will <br />Scrape,caulk,primer and paint all surfaces EXCEPT WINDOWS. <br />3.Aaron Masters will primarily focus on all windows that are currently still in their frames <br />These windows will be scraped,sanded,reglazed as needed,primed and painted. <br />The total investment is estimated to be about $45,000 for all bids material and supplies <br />We would also like to remind the city that we have to date spent $165,000 on a new state of the <br />art faux slate roof with copper accents.We chose to go with a more expensive option because <br />we believe in doing things right.We could have went with a cheap option of $58,000 and used <br />those funds to do the exterior.We also have spent $45,000 having all three chimneys repointed <br />That brings our total investment at about $210,000. <br />We would also like to remind current city officials that Mag Mile Properties LLC has <br />Completed every single project successfully in the city of South Bend since 2005 including the <br />following <br />1.115 Franklin Place (250k Investment and winner of DTSB best rehab award in 2010 <br />2.102 Wakew South Bend IN 46617 (50,000 investment) <br />3.521 Cushing Street South Bend IN 46616 (40,000 Investment) <br />4.713 Wayne Street South Bend IN 46601 (45,000 Investment)
