JOSEPH COUNTY <br />Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: May 13, 2024 <br />Application Number: 2024-0513 <br />Property Location: 1218 East Wayne Street South <br />Architectural Style/Date/Architect or Builder: <br /> Tudor Revival / 1928 / <br />Property Owner: Edward Murphy and Lucetta Pope <br />Landmark or District Designation: East Wayne Street LHD, <br />Ordinance #7796-87 <br />Rating: Contributing <br />DESCRIPTION OF STRUCTURE/SITE: One and a half story frame, irregular plan; gable roof, asphalt <br />shingles, large front and rear shed roof dormers; brick below first floor sill line; single and grouped 4/1 double hung <br />sashes, molded wood trim; gable entry, brackets, beam Stucco and half-timbering. <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br />Add a two-story addition onto the back of the home to include: <br />Demo of the existing bump-out on back of home, patio <br />Excavation for new approx. 13’6” x 11 ‘5” crawl space addition <br />Form/pour 10’ wide and 3’6” wide patio steps <br />Frame a two-story addition with a vaulted ceiling, gable end facing the back yard-tied into existing <br />Roofing, soffits, fascia, gutters to match existing as closely as possible <br />Exterior wall finish to be stucco to match the existing <br />Exterior paint color to match the existing home <br />New aluminum clad wood patio door and aluminum clad casement windows. <br />STANDARDS AND GUIDELINES: <br />New Construction: Pages 33-35. <br />SITE VISIT REPORT: N/A <br />STAFF RECOMMENDATION: The proposed addition on the rear of the house will not negatively impact the <br />integrity of the house. It will be minimally visible from the street.
