H. Garmong & <br />Son, Inc, for the MLK Dream Center. Please note that this is listed as Change Order #3, though <br />change orders #1 and #2 were zero cost administrative change orders approving the use of <br />construction contingency and owner’s contingency on unsuitable soils as well as other unforeseen <br />issues. <br /> <br />The additions included herein include a few improvements to the exterior basketball courts such <br />as fencing around the courts, LED court lighting, and an additional water fountain near the courts. <br />These improvements were not in the original contract due to cost and are now made possible by <br />a grant that was awarded to Venues Parks and Arts. <br /> <br />Another addition through this change order is changing the exterior cladding of the majority of <br />the building. The original bid included metal cladding panels, but unfortunately, the architect <br />failed to specify the cladding as intended by the design and as seen in the building renderings. <br />The included cladding meets the functional requirements, but it lacks the desired aesthetic <br />impact due to its monolithic appearance. <br /> <br />Given the building's longevity (lasting 50 years or more), we believe it's important to invest in its <br />visual appeal. Upgrading to a Random Plank cladding design, which was the initial intent, will <br />significantly enhance the overall aesthetic of the Dream Center. This design choice aligns with <br />the original vision and creates a more visually engaging exterior. <br /> <br />This cost increase reflects the difference between the originally envisioned "Random Plank" <br />design and the currently included, more basic cladding. If the architect would have included the <br />correct specification for the Random Plank cladding, we believe that the additional cost would <br />have been reflected in the original bid, and we would have had a bid that was $140,000 more <br />than what we received. We understand this represents an additional cost, but we believe it's a <br />worthwhile investment in the building's long-term value and positive community <br />impact. This additional cost will be funded by the Redevelopment Commission <br />through the West Washington TIF. <br /> <br />Thank you and please call with any questions. <br /> <br /> <br /> <br /> <br />
