STAFF REPORT <br />GERALD MAGERS AND DENNIS KRING #912 -84 <br />501 /503 and 507 East Ohio St., South Bend <br />November 9, 1984 <br />REQUESTED ACTION: The petitioner is requesting a zone change from <br />"B" Residential, "B" Height and Area to "D" Light <br />Industrial, "F" Height and Area to allow for the <br />expansion of the existing facilities. <br />EXISTING LAND USE: The property contains the Hydronic & Steam <br />Equipment facilities. <br />SURROUNDING LAND USE AND ZONING: Located to the north is a vacant lot zoned <br />"D" Light Industrial, to the east is a <br />vacant lot zoned "B" Residential, to the <br />south across Ohio Street is a vacant lot <br />zoned "B" Residential; and to the west <br />across Fellows Street is a single - family <br />home zoned "B" Residential. <br />ACCESS: Access to the site is from Fellows Street. <br />DRAINAGE: The drainage will be handled by three <br />drywells. <br />DATA: The total site to be rezoned is 13,068 <br />square feet. Of that, the building will <br />occupy 3,575 square feet or 27% of the site; <br />the parking and drives will occupy 7,060 <br />square feet or 54% of the site; and 2,433 <br />square feet or 19% of the site will be open <br />space. <br />SITE PLAN: <br />The site plan is preliminary. <br />AGENCY COMMENTS: The City Engineer noted that the site <br />drainage is.adequate and that the drive <br />widths will need to be shown. The <br />Department of Redevelopment noted that in <br />its opinion, the proposed use would not be <br />an intrusion to the neighborhood. <br />
