DONALD FIELDS 1911 -84 November 9, 1984 <br />1444 South Send Avenue, South Bend <br />REQUESTED ACTION: The petitioners are requesting a zone change from <br />"A" Residential, "A" Height and Area to "B" <br />Residential, "A" Height and Area to convert the <br />existing single - family home for use by a CPA firm. <br />EXISTING LAND USE: The property contains a single- family home. <br />SURROUNDING LAND USE AND ZONING: Located to the north is a vacant field zoned <br />"B" Residential; to the east, south and west <br />are single - family homes zoned "A" <br />Residential. <br />ACCESS: Access to the site is from South Bend Avenue. <br />DRAINAGE: The drainage has not been addressed by the <br />petitioner. <br />DATA: The total site to be rezoned is 17,044 <br />square feet. Of that, the buildings will <br />occupy 1,180 square feet or 6.9% of the <br />site, the parking and drives will occupy <br />3,513 square feet or 20.6% of the site; and <br />12,351 square feet or 72.5% of the site will <br />be open space. <br />,SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: The City Engineer noted that all storm water <br />must be retained on site. <br />November 19, 1984 <br />STAFF COMMENTS: The Staff would note that 1n Its opinion, the two <br />angled parking spaces shown between the garage <br />and the house are too constricted, thereby are <br />unworkable. There is sufficient room on the site <br />to accommodate these two required parking spaces <br />without compromising the character of the site. <br />
